大規模物流施設の需給予測

ちょうど一年前ですが、2018年1月に日本ロジスティクスフィールド総合研究所より興味深いレポートが発表されています（http://www.logifield.com/public_files/letter_201811.pdf）。このレポートでは、企業の景気拡大に伴う需要の増加も認めつつも、加速度的かつ爆発的に増加する物件供給により、2018年以降大きな需給ギャップが顕在化する可能性があると伝えています。例えば2018年の供給量は400万㎡超であるのに対し需要は約130万㎡、2019年は450万㎡超の供給に対し需要は約30万㎡、2020年以降は300万㎡超の供給に対し約20万㎡となっており、特に2019年、2020年以降は供給が需要の10倍以上のペースで予定されていることが分かります。

では2018年は実際にはどうなったかというと、最新のレポート（http://www.logifield.com/public_files/letter_201811.pdf）では、2018年の単年供給量は見込みを下回り350万㎡、対して需要は300万㎡を超えました。また2019年、2020年も2018年と同水準の需要が見込まれるとのこと。これは昨今流行りの３PL（サードパーティ・ロジスティクス）の拡大、通販事業の拡大等によるもので、その影響か、弊社でも大手企業様の地方物流倉庫の売却処分案件依頼が多くなりました。

上記のように通販事業の拡大等により、需要が見込みの倍以上となるくらい物流倉庫業界では”品薄”となっています。そのような環境の中、売却を希望される企業様にとっては高額売却ができる追い風であったものの、購入を検討されるお客様にとっては買いたくても買えない状態が続いたのではないでしょうか。

今後の金融緩和政策の縮小や、世界景気の動向にも左右されるとは思いますが、収益物件ではなく実需として物流施設・倉庫の売買を検討されている企業様については、2019年は慎重な判断が必要になるのではないかと思います。弊社としては、需給や経済環境を踏まえながら、最適なタイミングで最適な物件を提案できるよう今後も努めてまいります。
