労働生産性と不動産

昨今、労働生産性の向上が声高に叫ばれています。メディアでも、日本の労働生産性は2017年度OECD加盟35カ国中21位、2018年は20位だそうです（労働生産性の国際比較 - 日本生産性本部）。

不動産業界でも労働生産性の向上は重要なようで、特に住宅用不動産は１担当者が１か月に仲介できる件数を増加させるよう各社が取り組んでいます。また生産性を高めるために、過剰なサービス（クリーニングや消臭、抗菌など）もデフォルトで提供されることも少なくありません。北海道でガス爆発事故を起した不動産会社も、その負の一面が世に出た例ではないでしょうか？

しかし弊社では月間仲介件数のノルマも過度なサービスの押し売りもありません。どちらかと言うと、ひとつひとつの物件の調査を丁寧に周到に行い、不動産を購入・賃貸される方にできる限り多くの情報を開示できるように心がけています。そのため弊社が作成する重要事項説明書は、過去に同物件において別の不動産会社様が作成したものに比べて情報量や添付書類が２～３倍になることも珍しくありません。

弊社とお取引いただく企業様は上場企業様や年間売上数百億円の規模の大きい企業様が多いため、そもそも要求される基準が高いということもありますが、第一にその物件を購入・賃貸されるお客様にとって有益な情報を提供したいという一念から、非効率ではありますが他社に比べ数段丁寧な仕事を心がけています。

なぜ宅建業法により仲介手数料の上限が定められているかに思いを馳せれば、不動産という他の商品やサービスに比べ高額な商品を取り扱う中で、不当に高額な報酬も諸費用の中に紛らせることが比較的容易である、ということも一因と思います。その業界で、さらにお客様からお金を搾り取ろうとする行為（過剰なサービスのデフォルト提供）は、適当ではないと思います。もし生産性を上げるのであれば、各業務の担当者がより効率的に物件情報を収集、データ化でき、それをストレスなく自社サイトやポータルサイトへ反映させたり、お客様に提供したりする仕組みづくりやITの活用だと思います。それが結果的にお客様に満足、信頼頂くことになり、継続して依頼いただけることにも繋がります。こと不動産においては、こういった時間のかかる地道な作業が、実は生産性向上への一番のShortcutなのかも知れません。
